We’ve known for the past couple of months that we were going to be moving, so we’ve been busy getting it ready to sell. The major thing that we needed to take care in our home was painting. We had several room that simply needed some serious painting attention to attract top dollar. I’ve completely had repaint the following to get things in tip-top shape:
- Dining Room
- Kitchen
- Morning Room
- Stairs hallway
- Guest Room
Talk about a major pain in the butt! At least it’s all over with now 🙂

The second major thing that we’ve been working on over the past couple of months has been the curb appeal of our house. This is majorly important as it really helps to sell your home. People frequently form a first impression of a home in the first two or three minutes of “experiencing it.” It’s said by many a Realtor that besides the kitchen, a good curb appeal is key to getting the most for your home.
As such, we’ve been busy weeding, hedge trimming, and the like. We even paid $500 to have someone come out and completely mulch the entire front and rear mulch beds just so they would have a fresh batch! I’m not sure if we’ll get a full return on our investment for shelling out that much, but it certainly does look much nicer.

Along the same vein as the tip around curb appeal, our Realtor suggested that many folks find that painting their front door with a fresh coat of paint will do wonders for establishing a good first impression. Well, I had just about enough of painting, so we decided to pass on this suggestion. If you’re not as lazy as me, I’d recommend that you consider this tip 🙂

Of course, much of these tips may be unnecessary if it is currently a sellers market in your area. In my neck of the woods we aren’t quite so lucky. The housing market is a little bit slow at this particular time of the year, so we’re having to put more work into getting our house nice so it will sell well. If you are in a real seller’s market, that maybe you can skimp on these great tips.
For some crazy reason, our Zillow estimated housing price has dropped like $15K – $20K over the past two months. What the hell!?!?!? There is nothing we can do about that, but it is frustrating as all get-out! I think we will be lucky to sell our house for what we paid for it about three years ago. That sucks, but what are you going to do?
The housing market in your area may be better than ours – hopefully so if you are thinking about selling. Things are crazy in some parts of the world such as London. Some places in Greater London are up 14% in the past year! My wife and I sold our home on our own about 10 years ago. We spent A LOT of time decluttering so the house would seem as open and well maintained as possible. I was glad to have it done once it finally sold….I don’t think I could go through that process again. STRESS!

I’m doing some upgrades around our house as we speak. Right now, I am focusing on the front entrance – painting and clean up. We aren’t looking to sell anytime soon, but having a house that is constantly maintained will make the prep when it comes time to sell less stressful.

This is a great approach. We usually wait until it is time to sell before we start fixing a lot of stuff up. This is a recipe for high stress!
